The project reflects Karis’ ability to design and deliver large-scale, rail-served industrial facilities tailored to a tenant’s operational requirements, logistics demands, and long-term growth strategy.
The facility features 40-foot clear height industrial space, 22 dock doors, and four drive-in doors, supporting efficient material flow and scalable throughput. Approximately 15,986 square feet of Class A office space is seamlessly integrated with shipping, receiving, and yard operations, creating a cohesive operational environment.
A key differentiator of the project is its extensive rail infrastructure, including 268 dedicated railcar positions with the ability to expand capacity over time, supporting high-volume inbound and outbound logistics. The site is also planned to accommodate up to two additional industrial buildings totaling approximately 600,000 square feet, providing significant flexibility for future growth without the need for relocation.
