SUFFOLK | FREEZPAK is a 247,692-square-foot fully leased cold storage facility developed as a build-to-suit for FreezPak in Suffolk, Virginia. Announced in Q1 2024, the project was designed to support high-volume, port-driven cold-chain operations with scale and operational efficiency.
The facility features 64-foot clear heights, capacity for approximately 49,512 pallet positions, and extensive dock, trailer, and container infrastructure to support reliable throughput and high-volume logistics. Designed specifically to meet tenant operational requirements, the building reflects a highly efficient and purpose-built cold storage solution.
Located just 14 miles from Norfolk Terminals, the facility provides strong connectivity to global shipping routes and regional distribution networks, significantly expanding FreezPak’s Mid-Atlantic footprint while enhancing speed, capacity, and service across domestic and international food supply chains.
Designed specifically around FreezPak’s workflow, the facility delivers 191,909 SF of freezer space and 38,567 SF of cooler dock space, supported by an $8 million racking system optimized for dense, efficient storage.
The building features 35 loading docks, 60 trailer stalls, and 90 container plug-ins, enabling seamless movement between port, cold storage, and regional distribution networks.
The facility supports a full suite of cold-chain services including blast freezing, cross-docking, repacking, LTL/FTL transportation, and on-site USDA / FDA inspections, creating an end-to-end logistics solution.
