Karis acquired and entitled the site before designing a speculative cold storage facility to meet growing demand for temperature-controlled space. During the marketing process, FreezPak engaged the team, leading to a redesigned build-to-suit refrigerated warehouse tailored to their operational needs.
Execution: The project required significant site enhancements, including installation of more than 2,000 geo-piers to ensure long-term structural performance. Karis worked closely with the tenant and their preferred refrigeration contractor and general contractor to deliver a high-performance facility from concept through construction.
Innovation & Performance: The facility incorporates modern design features that improve energy efficiency, enhance reliability, and support optimized temperature-controlled operations.
Outcome: Karis delivered a fully customized cold storage facility on schedule and within budget, providing a scalable, high-efficiency solution aligned with FreezPak’s operational needs and long-term growth.
Designed specifically around FreezPak’s workflow, the facility delivers 191,909 SF of freezer space and 38,567 SF of cooler dock space, supported by an $8 million racking system optimized for dense, efficient storage.
The building features 35 loading docks, 60 trailer stalls, and 90 container plug-ins, enabling seamless movement between port, cold storage, and regional distribution networks.
The facility supports a full suite of cold-chain services including blast freezing, cross-docking, repacking, LTL/FTL transportation, and on-site USDA / FDA inspections, creating an end-to-end logistics solution.
Proximity to Norfolk Terminals and immediate access to major transportation routes allows FreezPak to scale capacity, reduce transit times, and improve service reliability for customers across the East Coast and beyond.
